After you see a house that fits your needs, we will discuss a starting point to make an offer expecting it to be countered. The idea is to find that point where the seller will sell and you will buy. It is important to start with a right offer. I will determine if the showing activity has been brisk, and if competing offers are in or coming in. The strength and attractiveness of an offer depends on the following criteria.
If our
offer is accepted, the seller's attorney will deliver the contract to your
attorney. You will discuss with your attorney clauses in the contract, which
will establish an agreement between you and the seller and /or ask for things
you would like to have. It is very important in a hot market to have a Greenwich
attorney and to schedule an inspection of the property as soon as possible.
The waiting period between the accepted offer and the actual contract is a
very fragile period. Anything can happen. Even after the offer is accepted,
a more attractive offer can come in. The seller has a right to except a new
offer without any obligations. The contract should be signed as soon as possible,
to not give the seller time to choose between offers. It is in your interest
to make this waiting period as short as possible.
If a new offer comes in, I will be notified by the listing broker and will
make you aware of it right away. If you choose, we might go into multiple
bids, but again, you can avoid this by moving quickly and executing the contract.
